Why should I choose API to conduct my property inspection?
Asset Property Inspections is a local business that puts quality first. All of our inspectors hold Class C builders licences that ensures you get the most accurate report for your property along with the knowledge and advice to assist with any questions you may have. API offers a deferred payment plan that allows the purchaser to pay for the reports at settlement, provided the sale takes place within the 4 month period. We understand that the sale of your home is a stressful time and take all care to assist you where we can.
What qualifications do your inspectors have?
All API inspectors are licenced building assessors with a minimum of 15 years in the building industry, they have also completed a specific pre-purchase property inspection course with Housesafe Training and Education.
Can your inspectors complete all reports required in the ACT?
Yes, our inspectors will complete the four reports required to sell your house:
Building Report
Pest Report
Compliance Report
Energy Efficiency Report
How long will it take to receive my completed inspection report?
Once, on file documents have been received from ACTPLA, our inspectors will take from 1 -3 hours to inspect your property (depending on size and complexity) .
Completed reports will be issued within 1 to 5 days (depending on package chosen).
Can I get the Inspection done tomorrow?
In most cases, as quickly as we can get access the property’s files, we can perform the Inspection shortly after, with the report delivered to your in-box the next buisness day (if fast turnaround chosen,costs apply).

Yes, we are Licensed & Accredited by Housesafe Inspections Training.
Are you covered by Insurance?
Yes we have full Personal Indemnity & Public Liability coverage policies.
I have un-approved structures onsite?
We work closely with Auscert Building Certifiers (https://www.auscertifiers.com.au/) who come on site and in most cases, arrange certification of your unapproved structure to allow for a problem free compliance report. Contact our office for more details.
What should I do to prepare my property for the inspection?
Our inspectors find that the properties that are tidy and free of clutter the best to inspect. Stored or unwanted items in rooms become obstructions that slow the inspection process and may bring the report into question if there are too many. So de-clutter and remove any unwanted items. This will also assist with photography.
The same goes for the building’s exterior. Stored items or excessive vegetation abutting the building are not only obstructions but also be conducive conditions that can lead to timber pest attack.
Why is my Energy Rating different?
Energy rating software differs for new and old homes. New homes are rated out of 10 Stars, whilst old homes (including new homes that have been occupied) are rated out of 6 Stars. Legislation in the ACT requires all homes that are being sold to be assessed using FirstRate 4 software. So if your star rating is not as high as expected this could be the reason.
